Our Lettings HQ is a specialist team made up of experienced staff who look after every element of our landlords and tenants needs. The 11 staff are situated in a client facing office and form part of our Head Office in Heswall.

The marketing of your property will be carried out by the local office, who will deal with tenant enquiries, conduct viewings until suitable offers are received and then the file will be passed back to Lettings Head Office to conduct referencing and arrange the legal paperwork before moving the tenant in.

Most properties on the Wirral tend to let unfurnished. It is important that your property is in the best possible condition, before you hand it over to a tenant. There are legal obligations to check that the gas and electrical supplies are safe and fit for purpose, but you should also ensure that if there are any maintenance jobs outstanding, that you get these seen to as well. It is always best to hand a property over in the condition you expect it returned to you at the end of the tenancy. Therefore, ensure the inside is clean and well presented and that any gardens are well maintained.

Even though our tenants are thoroughly referenced, and credit checked before a tenancy is granted, a tenant’s personal financial circumstances, like anyone else’s, can change which sometimes results in them being unable to pay the rent. Thankfully, this is rare, especially when their affordability has been scrutinized. Should you find yourself in a situation where your tenant isn’t paying the rent, it is essential that you are following the correct legal process to recover the rent. Landlords sometime insist on a Guarantor to provide an alternative person who can cover any arears, but most opt to take out a comprehensive Rent Guarantee Insurance policy which pays your rent, if the tenant can’t. Many policies also provide legal cover to help you through the legal process of recovering possession.

There are many advantages to using a professional letting agent. Firstly, renting is a legal minefield, and it is critical that you are aware of your legal responsibilities and the legal framework you need to comply with, and a good letting agent can guide you through this. Most of our clients enjoy the fact that they can simply hand their property over to us and we do all the marketing, appointments, referencing, inventories, and tenancy agreements, prior to moving the tenant into the property. We then collect the rent, chase any arrears, deal with any maintenance issues, and inspect the property periodically to ensure the tenant is looking at your investment. We will keep you informed in terms of market rents and advise when it’s time to request a rent increase.

* An Energy Performance Certificate (valid for 10 years)

* There must be at least one smoke alarm on each storey of your home

* A carbon monoxide alarm is equipped in any room uses as living accommodation which contains a fixed combustion appliance (excluding gas cookers)

* A gas safety certificate (valid for 1 year)

* An EICR (valid for 5 years)

* If the property is furnished you must ensure the soft furnishings are maintained in a safe condition and comply with the appropriate regulations

* The appropriate insurances

* If your property is in a licenced area you must provide us with a copy of the licence which can be obtained from the local council
